Rohan Khatau, Director at CCI Projects, observes that Borivali’s housing demand is largely driven by end-users rather than investors. Buyers today are prioritising spacious layouts, safety and infrastructure-supported living environments, pointing to a preference for long-term residential value.
Lifestyle changes following the pandemic have further reinforced this momentum. Demand has shifted toward larger homes, better ventilation and gated communities with lifestyle amenities. Developers are responding with high-rise, amenity-focused projects, reinforcing Borivali’s emergence as a stable, long-term residential hub within the Mumbai Metropolitan Region.
